The Douglas Block looks great and was definitely worth the effort but please, don't pretend that it's a break even deal. It's not and if a private developer were to have spent the money, that developer would be bankrupt by now. If the current tenants last long enough to fulfil their leases it will be a big surprise, especially the Subway. Best wishes though. I hope I'm wrong.
