Cloud of uncertainty hangs over Ford's Colony, golf course

Ford’s Colony residents are on edge after the upscale community’s golf course recently shut down and a section of the community was taken over by a bank.

BB&T bank recently took over 132 lots it had financed for the developer in the upscale community, which has been struggling in the down economy.

A bond that the city required be posted will guarantee the completion of roads, water and sewer.

C&F Bank, the lender for the golf course, recently took it over. The course likely will reopen in middle to late February after the bank hires a golf management company to run the course, said Drew Mulhare, vice president of Realtec Inc., the managing partner for developer Ford’s Colony LLC.

The community’s sales office is closed, and its phone number has been disconnected.

“The uncertainty of the future of the community and future of our own properties is certainly disconcerting,” homeowner Jim Poole said.

He said he sincerely hopes that the community turns around and doesn’t know whether the bank takeovers of different facets of the project will end up being a positive or negative.

“I realize that the success of Ford’s Colony is vital to my success,” Poole said. “Therefore I do not wish them ill will. I don’t want Ford’s Colony to fail. I want them to succeed.”

Of the 132 lots recently taken over by BB&T, about 30 already are developed, so infrastructure is completed. Mulhare said there are another 32 partially developed lots where roads need to be completed.

And he said there are about 60 to 70 lots that don’t have any infrastructure yet that are platted and unsold.

He said the company had posted bond that was required by the city of Rocky Mount guaranteeing that the infrastructure is completed.

“Quite frankly, the city has the power to call the bond, but the city is giving the developer and the bank an opportunity to talk,” Mulhare said.

He said the bond only covers lots that have been recorded.

Rocky Mount Mayor David Combs, the owner Century 21 The Combs Company, said he empathizes with residents who might be concerned about the latest news at Ford’s Colony.

“I think if I was living in Ford’s Colony, I would also be concerned,” he said. “But I think in the long term, the community will be fine. It’s at a transition stage.”

Combs said he’s not sure whether it will take six months or two years for the transition to occur.

“But before it’s all over with, whether it’s the bank or another developer who wants to take it over, they will still want to see it progress in a positive manner because they have an investment,” Combs said.

The community’s golf course management likely will be taken over by Traditional Golf Properties, a well-known management company based in Virginia, but a deal has not been struck formally yet, Mulhare said.

Traditional Golf Properties manages courses in Virginia, Maryland and North Carolina.

The company manages The Golf Club at Chapel Ridge, a new course on 790 acres of rolling countryside in Pittsboro, as well as The Preserve at Jordan Lake Golf Club, a course south of Chapel Hill that was named by Golf Magazine as “One of America’s Top 100 Best Residential Courses.”

Traditional Golf Properties manages Carolina National Golf Club, a Fred Couples signature course located between Wilmington and Myrtle Beach, S.C.

Homes in Ford’s Colony sell from $250,000 to $500,000. The 1,400-acre master-planned community is slated to have 1,000 home sites. The community is being developed by the Ford family, who created Ford’s Colony at Williamsburg in 1985.

Development began at the Rocky Mount community in summer 2004.

Sports Center

I do not live in Fords Colony but I do have a membership to the Sports Club. Just want all to know that the ownership has screwed over the tennis coach at Wesleyn. He has helped that club stay open and based on some unfounded rumors, yanked his security code and pass key from him.

Wheels Falling Off

Looks like the wheels are falling off the Rocky Mount train. All at the same time, good luck.

Ford's Colony

The developer of Ford's Colony made numerous mistakes. There was an assumption that wealthy retirees would move to Rocky Mount in order to have a short commute to the beach or mountains. If you can afford a Ford's Colony home then it probably makes more sense to buy a vacation condo/home at the beach. As a result of plant closings, relocations, and consolidations high paying jobs have left Rocky Mount over the past 20 yrs. Upper middle class/expensive homes do not sell that well in Rocky Mount. The Rocky Mount Telegram was reporting about the forced annexation of Oak Level neighborhoods such as Carriage Farm. Those moderate to middle class homes sell best in this area. I am sure Mayor David Combs would agree. And finally this area is only large enough to support 1 golf course well. Perhaps two. Unfortunately, the Ford's Colony golf course should never have been built.

Rich man's burdens...

With so many of us lower class people losing our jobs & homes (if we owned a home in the first place), I don't feel any pity for these people at all. So many people out there struggling, and these people are complaining about their stupid golf courses and other amenities not up to their high standards. I wish these yuppies lived in the real world....

Don't hate

Don't hate because some people work hard and have made a good life for themselves. If you would like something like that one day, I suggest you find a job that pays you well enough to afford it.

They Don't Get It

We were sold a bill of goods by Realtec. We were promised many amenities that have not materialized or have been so mismanaged as to be worthless. Realtec used these promised amenities to inflate the price of the lots and make sales at Live South shows across the country. They made these promises and instead of putting their money where their mouths were they decided to build a huge sales office and three model homes. The existing Belmont Farms pool popped out of the ground due to Realtec's mismanagement - it was simply bulldozed over; the sport and fitness club is filthy and it has had its equipment sold off piece by piece to pay the loans, while the tennis courts are in complete disrepair. These once beautiful courts now have grass growing through the clay, fencing that is falling down, and no nets. Their web site about Ford's Colony Rocky Mount is laced with outright lies and misrepresentations. Compare the pictures of the sports club to what it looks like now. There is no restaurant (even though the menu is posted) at the golf course (Oh - did we forget to mention they don't own a golf course anymore?). Many residents paid $10,000 to join the golf club...we haven't seen or heard anything from Realtec about compensation for the loss of use or future access under the new management. No walking trails as promised and no country club at all. But we have one hell of a good face on the place as you drive by. Many of us committed our retirement savings to build homes and move down here - and this is what Realtec doesn't get - they effected our lives - and not in a good way - and they don't care. Further, Realtec practices the worst form of nepotism, employing family members who have ruined the development through abrasive personalities, poor workmanship, and using HOA assets for their own private gain. I cannot understand all of this optimism by our dear Mayor (a realtor by trade) and the developer. Money is not presently being loaned to real estate ventures and given Realtec's track record, we cannot see them qualifying for any further financing. Caveat emptor! This company should be investigated by the State Attorney General for false and deceptive trade practices.

SUE THEM

Sue them to recover some lost and get out the purchase you made. You have a good case, don't let them get away with what they have done to you all. As for the Mayor sue him and the city because he and the city lied and promoted this idiotic idea. Everyone living in Rmt. knew this would happend and don't wait for it to get any better as the Mayor claim will, it will get worst, sue now while you have a chance. Sorry this happend to you but know that Rocky Mount is a wonderful place to live but the leadership SUCK!!!!!!!

Regarding the caption "The road to the Ford’s Colony model homes and sales office remained closed Friday". That road has been "closed" by placing the since Fords Colony built those model homes!

John Henderson: Most of us bought our homes BEFORE it was Fords Colony and we paid LESS than $250,000! We moved here when it was Belmont Farms. We live in the neighborhoods of the former Belmont Farms - not the newer sections that Fords Colony built. We do not have memberships in the golf course. Yes, we would like to see Fords Colony succeed. But if they do not we will still have our homes in a nice neighborhood. And who is "homeowner Jim Poole?" I do not know him and he most certainly does not speak for me. Is he a resident of the newer sections built by Fords Colony who moved here to retire? Or is he a resident of the older Belmont Farm section who has lived in and still works in Rocky Mount for years? The success of Ford’s Colony is NOT vital to my success! Maybe you should have knocked on more than one door to get a better representation of how the majority of people who live in Fords Colony feel about the change in ownership of the golf course. And as Deros said this is not the end of the world!

Not the end of the world

Anyone already living there at the price of those homes is certainly able to afford to play golf elsewhere. Compared to what most people are facing in our Great Recession, the problems at Fords Colony is a minor inconvenience.
